Brandt — Unit Turns

Multi-unit turn · Three-unit residential conversion following rehab facility use

Dayton, OH · Dec 2025 · December 2025

Overview

Three connected units formerly used as a rehabilitation facility, fully separated and turned for standard residential use. Heavy wear, abuse, and non-standard modifications throughout.

The work

Three connected units formerly used as a rehabilitation facility were fully separated and turned for standard residential use. Due to heavy wear, abuse, and non-standard modifications, significant repair work was required throughout. Units were previously opened to one another with holes cut through walls and shared access points — all of which were permanently closed and rebuilt. Unit A required substantially more work due to mechanical replacement, structural repairs, and higher overall damage compared to the other units.

  • Full multi-unit turn following rehab facility use, including repair of abuse-related damage and non-standard alterations
  • Structural separation of previously connected units (close open doorways, rebuild walls, patch and blend drywall)
  • Interior make-ready across all units (bathrooms, kitchens, paint, flooring repairs, doors, blinds, cleaning)
  • Mechanical and utility work (HVAC replacements, furnace servicing, washer box installations)
  • Exterior and site repairs (grounds cleanup, storm doors, gutter adjustments, new exterior hose bib)
