6070 Taywood & 1885 Westbrook

Creative structure · Commercial + SFH · Seller financed commercial property bundled with conventionally financed SFH

Dayton · 2024

Overview

Creative deal structure bundling a seller-financed commercial property with a conventionally-financed SFH — acquired both with only a conventional loan down payment on the single family.

The work

6070 Taywood and 1885 Westbrook were acquired together through a deal structure that let us buy both with only the down payment required for the conventional SFH. The commercial property was seller financed, which meant we could bundle two assets into one transaction without needing commercial financing or a second down payment.

The structure is the story here. The ability to acquire commercial real estate alongside a residential asset — without the capital requirement of two separate deals — is the kind of creative structuring that's available when you know how to put deals together.
