Wrexham Ave full turnover

Distressed turn · Full tenant turnover and rehab — nonpaying removal, full make-ready

Columbus, OH · Turnover complete, currently in lease-up

Overview

Full tenant recovery and rehab at 366 Wrexham following nonpayment removal and a second voluntary departure — building is turned and on the market.

The work

366 Wrexham needed a full-cycle reset. One tenancy ended in nonpayment removal. A second tenant departed for personal reasons unrelated to the property. What we had at the end was a building that required a complete turnover — every unit made ready from scratch, no shortcuts.

We walked both units, scoped the full make-ready, and moved through the rehab systematically. The goal was to have the building in show-ready condition before we listed a single unit — not to rush it onto the market and hope for the best.

The building is currently on the market and in lease-up. It came out of the rehab in better shape than it went in, which is the point of doing the work the right way.
